The Forest Park Planning Commission on Friday approved a variance reducing required setbacks so a two-family home can be built on a lot in Ward 3.

Planning staff presented case VAR2025-07, asking to reduce the left side yard setback from the required 10 feet to 8.5 feet and the rear yard setback from 30 feet to 5.2 feet, to accommodate the proposed two-family structure. Staff recommended approval with conditions, including that development substantially conform to the submitted site plan and that each residential unit provide a minimum of two off-street parking spaces in compliance with RT zoning standards.

The planning staff said the proposed variances were reasonable given the lot size and configuration and would not adversely affect adjacent properties or the overall intent of the RT zoning district. No members of the public spoke for or against the request during the public hearing.

A motion to approve VAR2025-07 with the conditions as presented passed on a voice vote with no recorded opposition.

The approval is subject to a condition that any future modifications to the structure or site layout that impact setback requirements must return to the planning commission or the appropriate reviewing body for review and approval.

The commission’s action preserves the conditions listed by staff and requires the developer to follow the submitted site plan and parking standards moving forward.
