The Planning Commission approved the preliminary plat for Stratford Bridal and a requested modification to the subdivision regulations (Table 5-1) to permit greater block lengths for the development.
Staff reported that the original preliminary plat had been approved in 2018, partially constructed (grading and street work visible), and that the developer returned with a substantially similar plat to the 2018 version. Staff applied current standards during the review and recommended approval of both the preliminary plat and the requested modification because the existing development pattern and planned connections supported the longer block.
A staff correction to packet language was noted: the subdivision contains 109 lots in seven blocks (the packet incorrectly cited "4 lots" in one line). The applicant indicated readiness to complete the project. Commissioners moved, seconded and approved the preliminary plat and the block-length modification subject to conditions in the staff report.
What the decision means: The developer may proceed through final plat and construction permitting using the approved preliminary plat; the modification allows a block longer than the table standard because the plat provides alternate connectivity and responds to adjacent infrastructure constraints.
