The Tulsa Planning Commission voted to approve Z7818, a rezoning request to change just over 2 acres adjacent to Highway 75 from RS-3 (single-family residential) to IL (light industrial), to permit an office-warehouse type development.
Staff told the commission the site is in an existing mix of industrial users, that part of the application abuts property already zoned IL, and that the city’s land-use map designates the area as an employment district; staff recommended approval. "The land use plan calls the entire area an employment district, which is consistent with the request for a light industrial zoning at this location," a planning staff member said during the hearing.
The applicant did not add substantive new information beyond support for the staff recommendation; Zach Lindsey, attorney for Kent Holdings, said the applicant agreed with the staff recommendation. A neighbor, Tim Noll, attended and spoke in favor. No speakers registered opposition.
Commissioners moved and seconded the staff recommendation. After a brief exchange and a voice vote, the motion passed.
What the decision means: The rezoning clears the way for future permitting and engineering work for an office-warehouse-style development on the subject parcel. Any future site development will still be required to comply with applicable engineering, stormwater and building regulations before construction begins.
