The Ada County Board of Commissioners approved application 202500793-AC-V allowing an accessory detached structure with a secondary dwelling and a lot-coverage variance at 9861 West Benefield Drive.
Planner Rachel Riggs presented the proposal and said the accessory structure totals 3,444 square feet with 861 square feet of livable space; combined structure coverage on the 1.03-acre parcel is 9,644 square feet, exceeding the RSW district’s current 10% lot coverage cap (4,486 square feet). Riggs explained the lot is legally nonconforming (1.03 acres vs. the RSW 2.5-acre minimum), that similar neighboring parcels are also undersized, and that under a pending zoning map amendment the RSW maximum lot coverage would increase to 20%—which would allow more coverage by-right on larger or replatted lots. Riggs said no agency objections to the variance were raised and that conditions include standard building-permit review; the staff presentation and two neighbor letters of support were added to the record.
Applicant Rebecca Flex (recorded in the hearing as Rebecca Flux when she spoke) told the board neighbors are supportive and that she has been restoring a previously neglected property since purchasing it. The board asked no additional questions and moved to approve; the motion passed on a voice vote.
