The Planning Advisory Board voted 6–1 to recommend adoption of a Comprehensive Development Master Plan amendment for a 4.46‑acre parcel in the Princeton area (CDMP20240021), forwarding the applicant's proffered declaration (a maximum of 60 residential units with 20% workforce housing) to the Board of County Commissioners.
Staff recommended changing the designation from Low Density Residential to Low Density with a one‑density increase (DI‑1) so that any higher density would be accompanied by urban design standards to help achieve compatibility with existing surrounding development. Igor Randononi, senior planner, told the board the site is within the urban development boundary and is surrounded by a transition of uses, including recent multi‑family development at Princeton Landing. "If the 4.46 gross acre application site were to be approved with low density with 1 density increase, it would allow a maximum of 57 residential units to be developed," Randononi said; the applicant proffered a 60‑unit limit and a 20% workforce housing commitment.
Applicant counsel again emphasized the regional housing shortage and the project's proximity to investments in the Princeton community urban center. The applicant assured the board the project would coordinate with county utilities and DERM on drainage and any pump‑station needs, and would provide workforce homeownership units with county qualification requirements in place.
Board discussion touched on urban design, the Metro‑Connect shuttle connections near the smart corridor and the mechanics of workforce housing resale restrictions. There were no substantial public objections on the record for this site at the hearing. After discussion the motion to approve with the applicant's proffered declaration and forward to the BCC carried 6–1. The PAB action will be included in the package to the Board of County Commissioners; staff noted continued technical review will be required prior to final approvals.
