Commission approves AutoZone site plan at Kennedy Town Centre; store to include sidewalk and onsite stormwater controls

The Bellevue Planning Commission on Feb. 27 approved a site plan for an AutoZone retail auto parts store on Lot 1 of Kennedy Town Centre Replat 8. The project proponent, Zaremba Group LLC, described a roughly 7,000‑square‑foot store with 30 parking spaces and a single access point from South 20 Second Street.
Mark Zawatski of Zaremba Group told commissioners the project will use existing adjacent water and sewer utilities and will provide on‑site stormwater management controls. "The project includes an AutoZone retail store about 7,000 square feet, and 30 parking spaces," Zawatski said, and added the development would construct a new public sidewalk along 20 Second Street as a public improvement.
Staff said it had reviewed preliminary grading, drainage, the site plan and the landscape plan and found them in conformance with zoning and the comprehensive plan. Staff also said required landscaping shown on the plan must be installed as part of the building permit process.
Commissioner Taylor Jones moved to approve the site plan based on compatibility with the surrounding neighborhood, lack of perceived negative impact, and conformance with the zoning ordinance and comprehensive plan; Commissioner Arnie seconded. The motion carried with all commissioners voting yes. The item is scheduled for a City Council public hearing on April 1, 2025.
