Council rezones two lots near Loma Colorado from R-4 to C-1

City Manager Matt Geisel presented the item and showed a location map placing the property near the intersection of Loma Colorado and Idalia, bounded by Idalia and Inka. Geisel said the underlying land use in the specific area plan is “neighborhood corridor,” which contemplates mixed-use or commercial development, and he noted the Planning and Zoning Board reviewed the case on Jan. 28, 2025 and recommended adoption with findings of fact.
An applicant representative was present in the chamber but no members of the public signed up to speak. Councilors offered no substantive discussion before taking a motion. The ordinance passed on roll call; councilors voting yes included List, Tyler, Dabson, Linentine, Weimer and Culbreth.
The ordinance includes standard severability language and an effective date per the city’s normal ordinance process. Geisel said the rezoning aligns the parcels’ zoning with the specific area plan’s corridor recommendations and the area’s ongoing commercial development pressures.
