Commission approves Hamburg East amendment for Firebirds Wood Fired Grill with staff conditions

The Development Planning Commission approved the development plan amendment (PLN MJDP 24-100 Hamburg East Lot 4C) to revise the building footprint, square footage, parking and circulation for the proposed Firebirds Wood Fired Grill at 2400 Polo Club Boulevard. Commissioners also accepted the Expansion Area Master Plan (EAMP) compliance report for the site.
Planning staff reported the site is in Zone CC within the expansion area and that revised plans had been submitted on Feb. 3. Staff recommended approval subject to a set of conditions that remain outstanding: an updated tree protection plan and inventory for Lot 4C, notation of exactions to the Division of Planning, and a lighting plan meeting Article 30 of the zoning ordinance. During the hearing commissioners noted they did not have the revised plan documents displayed in the meeting packet and asked staff to provide legible materials for review; staff acknowledged the omission but confirmed the compliance finding remains.
A motion to approve PLN MJDP 24-100 with the 17 proposed conditions carried; a separate motion to accept the EAMP compliance report for the site also passed unanimously. The commission noted final sign-offs remain standard and the development itself will return for any additional certifications once outstanding technical documents are submitted.
