The City Plan Commission approved a rezoning from C‑3 to C‑4 and separately approved a detailed site plan for a proposed general warehouse on a roughly 36.98-acre parcel at Gateway Boulevard East and Americas Avenue.
Planning staff described the property as vacant and located adjacent to Interstate 10 and Loop 375. The applicant requested rezoning to allow a general warehouse use; staff said the Mission Valley future land use map designates the site as G‑4, suburban walkable. The detailed site plan shows a general warehouse building, code‑compliant parking and landscaping, vehicular access from Gateway Boulevard East and Americas Avenue, and sidewalks abutting the subject property with an accessible path connecting to Americas Avenue.
Notices were mailed to property owners within 300 feet and staff received one letter of support from the Mission Valley Civic Association. Staff recommended approval of both the rezoning and the detailed site plan; staff added a condition that the rezoning be approved prior to issuance of permits or certificates of occupancy because the current C‑3 zone does not allow the proposed use.
Commissioners voted first to approve the rezoning and then to approve the detailed site plan; both motions carried during the Feb. 27 meeting. The approvals were made consistent with staff recommendations and conditions.
