The Prince George's County Board of Appeals on Feb. 26 approved variances and a waiver validating existing conditions at 4100 Hamilton Street, Hyattsville, including a 2.47-foot lot-width deficiency, an 8-foot side street yard depth deficiency, and a waiver of accessory building location requirements to validate a constructed 22.4-by-26-foot third-floor addition.
The board had held this case open earlier pending a letter from the City of Hyattsville; Hyattsville provided a letter of approval before the Feb. 26 meeting. Vice Chair Johnston moved to approve the application; the roll call recorded Chair Boulware and Vice Chair Johnston voting "aye" and the motion carried 2-0.
The approval validates the existing encroachments and the third-floor addition for permitting and inspection purposes, subject to any additional agency reviews required for building permits. The board's action was limited to the variance and waiver requests described in the applicant’s submission and the city’s written approval was entered into the record.
