Council approves general-plan amendment at 4200 South to allow medium-density zoning

The Washington City Council approved an ordinance on Feb. 26 to amend the general plan land-use designation for a roughly 19.31-acre site near 4200 South and Crimson Cliffs Way from low-density to medium-density residential.
Community Development Director Drew Ellerman told the council the current low-density designation allows roughly 3'4 dwelling units per acre (R-1-10 or R-1-12 zoning), while medium density allows 4.5'6 units per acre and opens R-1-8 as a potential zoning option. Ellerman said staff is comfortable with an R-1-8 zoning outcome and the applicant indicated their intent to pursue R-1-8.
The planning commission held a public hearing and unanimously recommended approval. Applicant representative Adam Allen said a formal zone-change application would be submitted to follow the general-plan change; he said planned lot sizes would average 8,000'9,000 square feet and that the developer planned to submit the R-1-8 zone application immediately if the general-plan amendment passed.
Councilman Caspersen moved approval and Councilman Ivy seconded. The ordinance passed on a roll-call vote and was approved unanimously.
