Plan commissioners approved final site plans and architectural review on Feb. 26 for a Waukesha City flood‑mitigation project located on land owned by the School District west of North High School (2222 Michigan Avenue). The project expands and realigns a drainage channel, adds a new detention pond, and reconfigures parking and circulation to improve stormwater handling through the neighborhood.
Charlie (staff presenter) described the work: the existing open ditch that runs through the middle of athletic fields will be enlarged and moved toward the west property boundary; a portion of the channel will be placed underground as it runs past the football field, allowing reconfiguration of surface athletics space (including potential addition of a soccer field). The detention basin will replace an overflow parking area and will be deeded to the city when constructed; stormwater will continue its existing outlet under Michigan Avenue to the downstream creek.
As part of the construction sequence, Cheryl Lane will be rebuilt and used temporarily for staging; when completed the revised Cheryl Lane driveway will be configured for one‑way entry from Michigan Avenue with exit to the north. Staff said the school district expects to maintain adequate parking on the reconfigured lots after the overflow area is converted to detention. Commissioners asked whether the detention basin would be fenced; staff said fencing was not included in the plans and noted a setback from the sidewalk before a drop off begins.
The commission approved the final site plan; construction activities were already underway for portions of the overall mitigation program. Charlie said the detention pond will be deeded to the city and the work links to ongoing mitigation upstream and downstream.
Ending: The action allows the city‑led flood mitigation to proceed; staff will continue coordination with the School District on construction phasing, parking reconfiguration and any public‑safety measures around the detention basin.
