Commission OKs short extension for ETJ final plat after staff finds criteria unmet

At the Feb. 26 meeting the Planning and Zoning Commission considered a final plat (FP25‑006) for a three‑lot residential subdivision located in the City of Denton’s extraterritorial jurisdiction (ETJ). Staff reported the plat did not meet criteria for approval at this time but raised no objection to a date‑certain extension request. The commission approved the applicant’s extension to March 19, 2025, by a 4-0 vote.

Staff presentation Matt Bodine, assistant planner, told the commission the tract is approximately 1,200 feet east of FM 2164 along a private road and about 5,500 feet north of Loop 288. Bodine said staff could not recommend approval of the final plat as submitted because the submittal did not meet the applicable criteria, but staff would not object to allowing additional time for the applicant to resolve outstanding issues.

Commission action Commissioner Padron moved to approve the extension to the date certain of March 19, 2025. Commissioner Riggs seconded and the commission voted 4-0 to grant the extension. No final plat approval was recorded in the meeting minutes; the action was limited to granting additional time for the applicant to address staff comments.

Next steps The extension allows staff and the applicant to address outstanding submittal deficiencies and return the final plat for consideration by the commission on or before March 19, 2025. If the applicant does not resolve the noted issues by that date, staff may recommend denial or the applicant may request further extensions consistent with city procedures.
