Commission approves tentative parcel map to split 715 S. Irwin St. into four lots; future multifamily possible

The Hanford City Planning Commission voted Feb. 25 to approve Tentative Parcel Map No. 0003-23, which divides a 72,673-square-foot parcel at 715 South Irwin Street into four parcels in the RM (medium-density residential) zone.
Staff reported the proposed parcel sizes are: Parcel A, 12,001 sq. ft.; Parcel B, 9,000 sq. ft.; Parcel C, 12,014 sq. ft.; and Parcel D, 21,020 sq. ft. The map also proposes construction and dedication of a new public street (West Lincoln Street) and a five-foot public utility easement along each parcel frontage. Staff said the parcel map is categorically exempt from further CEQA review under the minor land divisions exemption and that required subdivision findings have been made under the Subdivision Map Act and the Hanford Subdivision Ordinance.
A representative of the project’s civil engineering firm, Central Valley Engineering and Surveying, told the commission the developer plans future multi-unit housing (a triplex or fourplex) on the parcels but that no building plans have been submitted; staff noted that any future development will be reviewed for zoning compliance and may require further entitlements if variances are needed.
There were no public speakers opposed to the map. The commission adopted Resolution No. 2025-11 approving Tentative Parcel Map No. 0003-23.
