Planning commission approves CPZ2501 to allow private event rentals at rural bar

Commissioners and staff asked about utilities, parking and emergency access. A planning commissioner noted the property has a 300‑gallon septic tank and cautioned that events with larger crowds could strain on‑site wastewater capacity. The applicant said previous events have not caused problems and that guests park on a pasture area off the road, not on the highway. Commissioners also raised fire‑truck access concerns in cases of double‑parking or dense crowding.

During discussion commissioners suggested several contingency steps for larger events: listing anticipated attendance on the event application, arranging for additional portable toilets as needed, increasing septic pumping frequency if events are frequent, and ensuring clear emergency access. One commissioner said, "If someone is asking for events, what's the number of people they think are gonna attend?" and the applicant agreed to include that on future applications.

The commission moved and seconded approval of CPZ2501; the motion passed with all voting members saying "Aye." No formal conditions or permit language were read into the record at the meeting beyond the discussion recommending the applicant document event size and accessibility on applications.

The applicant thanked the commission and was advised to follow up with county staff about any specific health or safety requirements that could apply.
