Council approves $59,700 for conceptual design work on proposed community center site

The Indian Trail Town Council unanimously approved funding of $59,700 to McAdams on Feb. 25 to complete tasks 1 and 2 of a proposed community center site analysis.

Todd Hudensinger, town staff, presented a conceptual plan and cost-analysis approach and described that the study would produce two alternatives for the council to consider: a roughly 40,000-square-foot building and a larger roughly 80,000-square-foot option. The scope for tasks 1 and 2 includes a survey of a 0.9-acre triangle parcel that was not included in earlier surveys, a conceptual site layout and a preliminary cost estimate intended to show whether the building program could fit on the property.

Hudensinger said additional tasks (site investigations, more detailed stormwater and geotechnical work and schematic design) would be included in the contract as optional items but would not proceed without explicit council approval. He warned the council that depending on topography and drainage, the design might require a small additional stormwater BMP (retention area) to accommodate fields and parking.

Councilmember Clarence moved to approve funding for tasks 1 and 2 in the amount of $59,700; the motion passed unanimously.

Hudensinger said the conceptual design would confirm a feasible footprint and orientation and provide cost ranges, after which staff would return with recommendations about whether to continue with deeper site investigation and schematic design. No new operational commitments or construction funding were approved at the Feb. 25 meeting.
