Planning staff to ask commission to rezone 3+ acre Hammock Farm Road parcel from GI to RS-40

Forsyth County planning staff briefed the Board of Commissioners on a zoning petition from Nancy and Prospero Carrasco to rezone slightly more than three acres at the eastern end of Hammock Farm Road from GI (general industrial) to RS-40 (single-family residential, larger lot).
Planning Director Chris Murphy said this is the fourth rezoning along Hammock Farm Road in recent years from GI to RS-40 and that the change would allow greater flexibility to reuse an existing single-family home and eliminate an incompatible industrial designation within an established single-family neighborhood. Murphy noted that under the Unified Development Ordinance the old higher-intensity industrial zoning no longer allows single-family residential use, hence the need for rezoning to regularize existing residential use. The parcel is in Growth Management Area 3 and is consistent with the Walkertown area plan and Legacy 2030. The January 9 Planning Board hearing had no opposition and voted unanimously to recommend approval.
No vote occurred during the briefing. Staff will place the petition on the public hearing agenda for the business meeting.
