Forsyth County planning staff briefed the Board of Commissioners on a site-plan amendment for Clay Pigeon Properties, LLC, concerning an almost 17-acre parcel at the southeast intersection of Stanleyville Drive and Montlue Drive.
Planning Director Chris Murphy said the developer proposes to amend a previously approved 28-lot single-family subdivision in RS-20S zoning to a 23-lot single-family planned residential development (PRD) in RS-20S, changing the road alignment from a double-loaded street to a single-loaded arrangement with longer linear lots. Murphy said staff considered this a substantial design change and therefore brought it back to the commissioners despite the reduction in total lots; the change relates in part to sewer constraints and other site constraints.
Murphy said the parcel lies in Growth Management Area 5, is consistent with the Rural Hall area plan and with Legacy 2030, and that the January 9 Planning Board public hearing had no speakers in opposition and resulted in a unanimous recommendation to approve the amendment.
No formal vote was taken during the briefing; the matter will be placed on the public hearing agenda for the business meeting.
