Planning commission approves preliminary plat for The Greens at Glen Eagle on remaining golf-course parcel

The Syracuse City Planning Commission approved the preliminary plat for a subdivision called The Greens at Glen Eagle, on property located approximately at 300 West 1320 South.
City planning staff explained the site had been rezoned months earlier and that the proposed plat meets the applicable municipal code requirements. "We did a rezone for this a few months ago. The city council approved it...it has an R-2 density, R-3 lot dimensions, though," staff said. Staff noted that the proposed plat meets the city-code standards for street separation and other lot requirements and recommended approval.
Commission discussion included an unusual lot shape and an existing fence line around Lot 104. An online applicant, who identified himself as the developer connected with Lot 104, said the property had been subdivided with that angled lot line in the recorded survey, and that the surveyor had laid out legals to match the existing fence and selling intentions. "This is Danny Hammond's old property, and so Danny Hammond still lives in that home of Lot 104...we just followed exactly what he was wanting to sell," the online applicant said.
After questions and clarification from staff and the applicant, the commission approved the minor plat by voice vote. The motion as read recorded approval of Brock Johnson's minor plat called The Greens at Glen Eagle on property located approximately at 300 West 1320 South in the R-2 zone; the motion referenced the earlier city-council rezoning on 09/10/2024. Commissioners voted "aye" with no opposition recorded.
Staff framed the plat as allowing development of a remaining undeveloped parcel that was part of the original golf-course area development and said the plat meets current standards for street cross-sections and lot dimensions. The applicant acknowledged an irregular lot angle but said survey and legal descriptions reflect the existing subdivisions and seller preferences.
