The League City Planning & Zoning Commission voted to approve master plan MP 24003 (Bridal South), a proposed single-family subdivision on the city’s west side that staff said covers roughly 328 acres and would yield 439 lots.
City planning staff described the proposal as being outside the bounds of the existing Duncan PUD and subject to the Unified Development Code (UDC). The plan proposes lot widths ranging from 80 feet to 117 feet and depths of 135 feet, consistent with the RSF-7 zoning district standards cited by staff (50-foot frontage and a minimum lot square footage of 7,000).
Staff told commissioners the developer will dedicate approximately 7 acres of homeowners-association (HOA) parkland, exceeding the roughly 5.85 acres required by city standards, and that the plan aligns with the city’s 2024 parks and trails master plan.
A commissioner moved to approve the master plan “as recommended by the city,” the motion was seconded, and the board recorded one abstention before passing the item. The commission’s action approves the master plan at the P&Z level and will be reflected in the record for any subsequent platting and permitting steps.
