If fully adopted, the land-use amendment and rezoning would permit up to 387 dwelling units by the underlying calculation; the applicant's proposal and site plan show 385 units total, an overall density the applicant described as roughly 16 units per acre on the 24.28-acre site.
Planning staff and the applicant described the project as part of the continuing evolution of Midtown: the southern portion of Midtown already contains more than 2,000 units approved or built, and the site is adjacent to office employment, retail and existing transit service.
