The Queen Creek Planning & Zoning Commission approved a comprehensive sign plan (case P204-O144) allowing a new U-Haul facility at the southeast corner of Ocotillo and Crisman roads to exceed the employment-area aggregate wall-sign limit.
Development Services staff presented the request and described the site as a roughly 5.5-acre property with about 127,000 square feet of storage space. The zoning code's employment-area standard limits aggregate sign area for a single user to 150 square feet; the applicant requested permission for about 278 square feet of wall-mounted signage.
Sarah Clark said staff supported the request with conditions for dimming and limiting illuminated elements after hours. The applicant represented by Steve Sky said the larger signage maintains U-Haul's brand and improves wayfinding and traffic flow into the site. Clark said there is no monument signage proposed in this CSP and that interior corridor lighting would be dimmed to about 20% in the evening and turned off after non-operational hours; two illuminated cabinet signs would be dimmed to 50% in the evening and turned off by 10 p.m. or earlier when the site is closed.
Commissioners had brief clarifying questions about security lighting versus customer-area lighting; staff confirmed security lighting could remain while nonoperational corridor lighting would be dimmed. Because the item was listed as a final action, no public comment was taken. The commission voted to approve the CSP as presented; no implementation timetable was specified during the hearing.
