Planning staff presented the application for a major variance from the lot‑frontage minimum tied to condition 3.6 of tentative tract map 31462, which requires at least 35 feet of frontage for lots fronting on knuckles or cul‑de‑sacs. Jillian Fountain, planning staff, said the variance would leave the four lots with frontage between about 29.97 linear feet and 33.32 linear feet (staff listed the affected lots within tract 31462, including lots in dash 29 and dash 27).
