The Design Review Committee recommended continuance of a multi-building mixed-use sketch plan covering multiple properties along Cache/Cash Street (UP24199325) after extensive committee feedback on massing, glazing, and material consistency.
Tyler Rowntime, planning staff, reminded the committee this item was presented as a sketch-plan review with a motion expected. The applicant team, including Brad Weiser of Mobile Capital and design leads from Uphold Design (Josh Harrington and colleagues), presented updated massing, contextual renderings and a 3-D flythrough. The team noted changes since the prior month: removal of copper cladding, adjustments to window glazing, slight reductions in hotel key counts and workforce units, consolidation of two parking garages into a single larger garage, and other refinements.
Committee members praised the improved pedestrian-level model and the move to break the project into smaller masses rather than a single monolithic block. Nevertheless, multiple members said the elevation language along Cash Street still felt overly heroic and "chaotic," with several different architectural vocabularies competing on adjacent buildings. Specific concerns included overly large glazed volumes, repetition in window rhythm, and one building (referred to as Building C in the presentation) that panelists described as a stylistic outlier compared with adjacent volumes.
After a lengthy discussion the committee voted to recommend continuance so the applicant could simplify the material palette, pull one clear 'hero' along Cash Street, reduce super-sized elements in corners, and better align the façades and rhythms across the complex. Planning staff said the project will return to the committee after the applicant presents revised massing and material studies.
The motion to recommend continuance carried unanimously.
The project will next proceed to the Planning Commission and then back to the DRC as a final development plan once the applicant addresses the committee's massing and material-direction comments.
