The Planning and Zoning Commission on Feb. 11 recommended rezoning a group of parcels north of Trail Ridge Drive and west of North Jefferson Way from A1 Agricultural Open Space to C2 Highway Commercial to match the zoning of the Indianola Veterinary Clinic and approved a plat of survey to combine the eight lots into a single commercial parcel.
City staff described the request as part of a broader effort to consolidate lots and clear title boundaries ahead of redevelopment of the Fair Acres area. The owner is listed as IBC Properties LLC, represented at the meeting by Wally Pels of Pelsudon Services. Staff said site-plan comments from December had been addressed, that required notices had been mailed and that a rezoning sign had been posted on the property. No written correspondence for or against the request was reported.
The combined property totals approximately 4.5 acres. Staff recommended approval of both the rezoning and the plat of survey; the commission approved the rezoning on a motion and then approved the plat in a separate motion. Roll-call votes were recorded in the transcript and commissioners voted in favor of both motions.
Next steps: the rezoning recommendation will move to City Council for final action, and the owner may proceed with the previously reviewed site-plan process for the parking-lot expansion once council action is complete.
