Commission recommends approval of Park at Danieldale building and landscape revisions

The Planning and Zoning Commission voted unanimously to recommend City Council approve requested revisions to the Park at Danieldale portion of Planned Development 121 (case C1535-24), allowing updated building elevations and an amended landscape plan for the multifamily section of the approved PD.
Staff said the application covers a northern portion of the larger PD and that the requested revisions affect building elevation treatments, minor building-footprint tweaks and species selections in the landscape plan. "Staff recommended that Planning and Zoning Commission conduct a public hearing and by motion make a recommendation of approval to the city council for the applicant's request to amend the existing PD 121," Charles Brewer, director of development services, told the commission.
John Clayton, representing the owner, said the requested changes are largely aesthetic updates to modernize buildings approved in 2017 and to address landscape material choices and turf challenges. "The elevations as they were presented in 02/2017... are no longer really what we're building in the market these days," Clayton said. He added the changes were moderate: minor footprint shifts measured in a few square feet, roofline and material updates and a revised approach to planting and groundcover in parking islands.
Commissioners asked whether unit counts, parking counts and site layout changed; staff and the applicant said they did not. The applicant agreed to provide a detailed comparison of square-foot changes to staff if commissioners wanted further documentation.
The commission voted to forward a recommendation of approval to City Council. The case will be on the council agenda in the regular legislative cycle for final action.
