County updates progress on Pathfinder, sheriff's housing site and housing specialist hiring

San Miguel County staff on Feb. 5 briefed the Board of County Commissioners on several affordable-housing project updates, including the Pathfinder site, a potential sheriff's-office employee housing site adjacent to the jail and recruitment for a new housing specialist.
Pathfinder and sewer: Staff said they continue work on wastewater flow calculations for the Pathfinder project and ran into additional calculations related to a small commercial component that required reworking the sewer submission. Staff said the sewer documents were anticipated to be signed and submitted later that week; staff emphasized sewer permitting remains a long lead item.
Sheriff's-office site and site walk: County staff and consultants recently walked a prospective housing site next to the sheriff's office with a local landowner who plows the access road. The walk helped staff identify potential access, parking benches and where units (up to 2,500 square feet) could be sited. Staff said they will file a lot-line vacation and a PUD amendment later in February to align the parcel configuration and the PUD density matrix; staff described the change as "moving, not adding" density.
Housing specialist hire: The county opened the housing specialist recruitment on Jan. 22 and planned a first review of applications on Feb. 10. The posting will remain open until filled; staff said a small number of applications had already been received and they expected more before the review date.
Process and next steps: Staff noted that sewer permitting, site configuration and PUD amendment steps will drive the project timetable and that the county expects to file the formal paperwork later in February. The housing specialist hire is intended to accelerate delivery and implementation of multiple housing projects and related permitting and grant activity.
