The Planning Commission approved a license to use (LTU) permitting exterior stairs that encroach into the Seventeenth Street right of way at a renovated property located adjacent to 312 Seventeenth Street.
Planning staff described the request as a stair encroachment of approximately 6 feet 6 inches into the right of way and said 25 notices were sent with no returns and no objections from city departments or utilities. "Because the property is in the East End Historic District the Landmark Commission makes a recommendation to the Planning Commission," staff said, noting the Landmark Commission recommended approval.
Staff said the subject property underwent an extensive renovation and elevation to meet floodplain regulations, which increased stair length; the applicants have constructed the stairs and staff requested an updated site plan to confirm encroachment dimensions before finalizing the LTU. Commissioners asked whether the encroachment would impede a future sidewalk; staff said it would not and that the LTU can be revoked with 90 days' notice.
The commission voted unanimously to approve 25P-003 with staff recommendations.
