City of Galveston planning staff presented and the Planning Commission approved plans for a large-scale single-family residence at 11345 Beachside Drive in the Beachside Village subdivision.
"This is a request to construct a large scale single the footprint of the structure and an unreinforced fiber creek driveway," planning staff member Hunter said during the presentation, describing the project site and the proposed foundation and breakaway wall details. Staff noted the site is 31 feet from the north toe of the dune and 103 feet from the line of vegetation and that BEG mapping shows the subject area is eroding at roughly eight to nine feet per year.
Staff included an impervious/pervious map showing total impervious coverage of 30.82 percent, under the local 40 percent threshold, and said the project proposes piling foundation and breakaway walls for the first four walls. The applicant did not appear to speak during the public hearing; the commission moved to approve "24 BF dash 132 with staff comments." The motion carried unanimously.
Staff materials for the record included BEG maps, a property survey, site plan and multiple site photos showing distances to the dune system.
