Nassau County staff recommends technical approval for Liberty Cove Civic Center site plan

The Nassau County Development Review Committee on Feb. 4, 2025, heard staff recommendations to grant technical approval of the preliminary binding site plan for SP 24036, Liberty Cove Civic Center. Committee Chair Tim Davidson, representing Development Services, introduced the item and the committee recorded no further departmental objections to the recommendation.
The planning and building departments flagged requirements the applicant must meet in later phases. Elizabeth Back of the Planning Department said elevations will be required at the site engineering phase and advised the applicant to review the William Orges District Blueprint for applicable design standards. Constance Lake of the Building Department and Caleb Perris of Development Services registered no further comments. Thomas Ford of Fire Rescue also had no comments. The health department was not present but indicated it had no further comments.
The Planning Department cautioned that compliance with the William Orges District design standards “could potentially require amendments to the geometric arrangement of the site,” and that approval of the preliminary binding site plan does not vest the applicant against future site plan modifications that may be necessitated by architectural or site design standards of the Loyam Burgess District. Planning staff also noted that, after upcoming code edits, vertical elevations will be required at the preliminary binding site plan stage.
No formal motion, vote, or final departmental sign-off was recorded in the committee transcript; the record reflects a staff recommendation for technical approval to be forwarded to department heads for their action. The committee concluded the item and moved on to the next agenda item, SP 23043, Tributary Unit 16.
The applicant is expected to submit vertical elevations at the site engineering phase and to address any required site geometry changes if the district design standards apply.
