Planning commission approves conditional use to allow business vehicle storage at 676 East, includes adjacent acre

The Kaysville Planning Commission approved a conditional use permit to allow a major home occupation to store business vehicles at a residence listed as 676 East and an adjoining one-acre parcel, planning staff said during the meeting.

Planning staff told the commission that under Kaysville city code 17-26-4 the planning commission determines the allowable number and size of vehicles and equipment for a major home occupation, and that only one vehicle over 22 feet may be stored at the home. Staff also noted that a home occupation may not occupy more than 5% of the lot area. Planning staff recommended including the back parcel in the permit and to list the parcel number 111500110 in the approval.

The commission discussed whether the additional acre behind the residence should be included in the conditional use to cover off-street storage. Planning staff said the back parcel has no separate street frontage and is accessed through the primary property's driveway, and that with the additional parcel the property could absorb the applicant’s equipment. A commissioner noted they had received one phone call from an HOA but no evidence of neighborhood impacts. The transcript records the applicant’s equipment as two trucks and three trailers parked well off the street.

Commissioners voted to approve the conditional use permit with the included parcel; meeting audio records multiple “Aye” votes and a group vote in favor. Staff said it will issue the conditional use letter and finalize the applicant’s business-license approval after confirming outstanding contractor licensing with the state.
