Planning commission conditionally approves tentative parcel map south of Avenue 38

The Indio Planning Commission on Jan. 22 voted to conditionally approve Tentative Parcel Map No. 38856 for property south of Avenue 38 and west of Jefferson Street.
Staff said the proposal, TPM 240006, covers assessor parcel APN 691-050-020 and is designated Desert Estates Transition in the City of Indio General Plan 2040 and zoned Desert Estates Transition 3 in the Unified Development Code. Assistant planner Nico told commissioners that staff’s analysis found the layout complies with the general plan, the Unified Development Code and the Subdivision Map Act and recommended adoption of Resolution No. 2102 with conditions of approval.
Property owner Richard Bauer spoke at the public hearing, describing his intent to subdivide the parcel so he could sell the northern half first and the southern half later. “I bought it back in 2017… the goal I had here was to at least subdivide it and then sell the northern half, as well as in the southern half,” Bauer said.
There were no public comments. After deliberation, a motion to recommend conditional approval of Resolution No. 2102 passed on a roll call vote. Commissioners recorded votes as: Commissioner Ortiz — yes; Commissioner Santos — yes; Commissioner Frans — yes; Vice Chairperson Rodriguez Seja — yes. Chairperson Fajardo was absent. The motion carried.
The resolution’s conditions of approval are binding and must be satisfied before final map recordation, and staff noted the applicant must comply with any additional agency conditions required by utility providers or other reviewing departments.
The commission’s action forwards the conditional recommendation to the next step in the city’s parcel map approval process under the Subdivision Map Act.
