The Westminster Historic District Commission voted to recommend that the Planning Commission approve the elevations for a replacement building at 30 Carol Street, with a condition that the project match existing dental molding on the adjacent property.
The recommendation followed a staff presentation and review of submitted plans and elevations for the property, where commissioners discussed the building’s frontage, roof material, parking arrangement and foundation. Commissioners noted the new frontage would remain essentially at the same depth from the street as the prior building and that the parking layout will remain unchanged under the proposal. The commission’s advisory recommendation is conditional on the applicant providing details showing the trim will match the existing adjacent molding.
Commissioners and the project’s representatives discussed exterior materials. A project representative described the roof panels as a Tite Lock Plus smooth aluminum panel with an Kynar 500-style coating, which commissioners characterized as a standing-seam metal roof. Commissioners also discussed that the building is somewhat deeper than the prior structure and noted the foundation under the previous building was in poor condition; the cost to install a new foundation was described in the meeting as “astronomical” by the applicant’s side. The packet supplied to the commission included a site plan and elevations (elevations identified in the packet as page 34).
After the discussion, a motion to issue a recommendation to the Planning Commission passed by voice vote; no roll-call tally was recorded in the meeting minutes.
