Council approves land division to create two home sites adjacent to Griffith Veterinary Hospital

The City Council approved a proposed land division that will split a single property at 36391 Ford Road into three parcels, preserving the existing Griffith Veterinary Hospital and creating two residential lots to its south.
Planning staff explained the proposal at the meeting and said the Planning Commission recommended approval subject to departmental requirements. The application divides the current parcel into three parts: one parcel will remain as the veterinary hospital, and two newly created parcels are intended for single-family homes.
The petitioner, Mark Vidiac, presented the request. The contractor and owner, Walter Pecak, told the council the plan is to build two houses on the newly divided southern parcels and that construction could begin “this coming year.” “Our plan there is to build 2 residential homes to the south there,” Pecak said.
A motion to approve the land division was made by Councilman Hart and supported by Councilman Wishart. No councilmembers registered dissent, and the motion passed. The council directed the city attorney to draft the necessary land division resolution that will reflect departmental conditions and recommendations.
Planning staff noted the site is partially split-zoned (C3 and C1). The approval is contingent on meeting standard departmental requirements before the resolution is finalized.
