The West Jordan Planning Commission voted 6–0 on Jan. 21 to approve the preliminary major subdivision for Taylor’s Grove, a 30‑lot single-family subdivision with three remainder parcels at 7230 South 1300 West.
Staff said the property is zoned R1A and the proposed subdivision generally matches surrounding densities. The staff report noted two corner lots (identified as lots 20 and 21 in the staff discussion) will be adjusted during final plat submittal by shifting approximately 350 square feet from adjacent lots so all lots meet the minimum area and corner-lot requirements.
Developer representative Robbie Thompson said the plan preserves an existing small commercial building on one remainder parcel; the current building houses a veterinary office that the owner wishes to transition to a new operator but that use is legally nonconforming. Staff clarified that a legal nonconforming use is preserved only if it is not abandoned; under city rules the nonconforming status is lost if the use is discontinued for 12 months.
Residents raised questions about traffic routing and the possibility of converting a planned connection into a cul de sac. Ken Nelson and Andrea Heard asked whether the cul‑de‑sac option had been reconsidered and whether a narrow pedestrian shortcut would remain. Staff replied that the proposed stub street connections conform to city code, which generally requires those connections, and that the narrow cut-through path referenced by residents was not a public trail and is not planned to be maintained as a public facility under the proposed plat.
Commissioner Allen moved to approve the preliminary major subdivision; Commissioner Anderson seconded and the motion carried 6–0. Future steps include staff-level review and approval of the final plat, engineering review of the detention basin and utility connections and construction permitting.
