The Woodford County Ordinance Committee reviewed a zoning map amendment request to rezone 720 Delaney Ferry Road from split zoning (frontage R1B, rear A1) to A4 (small-community residential). Planning staff said the change would unify the parcel into one zone and could allow subdivision later if a frontage issue on Carpenter Pike is resolved.
Director Hunter explained the applicants learned during surveying that a narrow strip of land prevented the parcel from having the anticipated frontage on Carpenter Pike, which currently limits the ability to subdivide. The Planning Commission reviewed the parcel and unanimously recommended forwarding the A1-to-A4 request to the fiscal court. Committee members noted that while the rezoning would remove split zoning, the existing survey issue may mean the parcel lacks legal frontage and therefore cannot be subdivided absent an agreement or boundary adjustment with a neighbor.
Committee members moved and seconded a procedural motion directing the county attorney to draft a zoning map amendment ordinance for a first reading by the full fiscal court. The motion carried. Committee members agreed the full court may address the item at its next meeting and could request additional information or return the matter to committee if desired.
