The Waukesha Plan Commission unanimously recommended rezoning a Chapman Drive parcel from M3 (limited business/industrial park) to I1 (institutional) to allow Waukesha Water to relocate an operations center and vehicle parking to the site.
Charlie (planning staff) said the utility recently purchased the lot and plans a building with front offices facing Chapman Drive, enclosed vehicle storage in the rear, a shop and limited outdoor equipment storage. The site contains an existing stormwater pond that would be modified to fit the proposed layout and the utility asked for I1 zoning primarily to take advantage of institutional setbacks and to make the proposed uses a permitted rather than conditional use.
Commissioners asked about utilities, a proposed generator location close to Chapman Drive, and whether the parcel division would require a certified survey map. Charlie said utilities and the CSM would be resolved during final site plan review and that the generator location could be revisited.
Commissioner Francor moved and Commissioner Wells seconded the recommendation to rezone the property; the commission approved the recommendation unanimously and it will go to the Common Council for final action.
