The Plan Commission approved final site plan and architectural review for a 10,200‑square‑foot warehouse addition to the Blifford Lumber property at 2132 Southwest Avenue at its Jan. 22 meeting, with commissioners voting 5–1 in favor.
Charlie (planning staff) described the proposal as a utilitarian warehouse expansion of an existing one‑story building. The addition would be about 27 feet tall (slightly taller than the existing 16‑foot structure), clad in standing‑seam metal siding to match the existing building, and require an expanded water service to support sprinklers. Staff asked the applicant to add clerestory or other windows along the east and north elevations to reduce the massing, and to address engineering and fire‑department comments.
Greg Prossen, design professional for the applicant, told the commission the project can demonstrate on‑site vehicle and fire apparatus turning radii and that the proposed windows will be placed where practical. Commissioners debated whether the north elevation would be visible from the public right‑of‑way; several members said the three clerestory windows facing West Avenue would improve the appearance, while others noted the broader industrial area contains many non‑ornamental buildings.
The commission voted to approve the plan subject to staff, engineering and fire‑department comments and conditional clerestory/window treatments as presented. The roll call was recorded as five yes votes and one no from Commissioner Keller.
