Delaware City airport staff report progress on new four-aircraft hangar and plan powered access gate

Delaware City Airport staff updated the Airport Commission on Jan. 16, 2025 that Mads Hangar LLC's T-hangar J is moving through plan review and that the airport will add a powered, restricted-access gate to serve a recently expanded apron area.
Staff said the hangar project is a single building with four doors intended to house four private aircraft and that materials are currently being stored in one of the developer's existing hangars while the final plans are completed. "It's not a large project, but it's definitely one that's progress for the airport nonetheless," the staff member said.
The commission also heard plans for what staff referred to as a new gate serving the airport's enlarged apron on the same side of the field. Staff described the gate as a powered, restricted-access entry that will be controlled by gate cards and limited to authorized traffic (for example, chauffeurs and corporate users). "There's already a gate there but it's just not used and it's not powered," the staff member said, noting the surface at the proposed entrance will be improved from a gravel-type construction to allow safe entry for vehicles.
Staff said the gate and improved access aim to reduce vehicle circulation across the main apron and to lower safety risks when multiple jets are parked on the expanded apron. The gate is also anticipated to support future corporate hangars and on-site employee parking for adjacent tenants.
Commissioners asked for lease and financial terms for the Mads Hangar LLC project; the staff member said those documents can be circulated to commissioners ahead of the next meeting and discussed then. No final approvals or permits for the hangar or gate were recorded during the meeting; staff indicated they are awaiting submittal and approval of final plans before scheduling construction and communicating any tenant impacts.
The update was presented as part of routine project briefings; commissioners did not take a formal vote on the hangar or gate during the Jan. 16 meeting.
