Planning commission recommends rezoning 5622 S. Caraway Road to C3 with LUO

The Metropolitan Area Planning Commission on Jan. 14 voted to recommend rezoning 5622 South Caraway Road from R1 single-family medium density to C3 general commercial with a limited-use overlay that prohibits RV parks.
Owner Wes Thornton told commissioners the rezoning aligns the parcel with adjacent lots the owner already rezoned and that the LUO would include the same restriction prohibiting an RV park. City staff recommended approval after finding the application met the six rezoning criteria and proposed standard conditions, including compliance with city engineering requirements, the stormwater drainage design manual and floodplain regulations; a final site plan requirement; and review for any future change of use.
The commission un-tabled the item from the Dec. 10 agenda and then approved the recommendation by voice vote. Staff instructed the applicant to get on the City Council agenda before Thursday at 10 a.m. for final action.
Thornton said the request covers a 1.55-acre lot north and an adjacent 1-acre lot south and requested the same LUO restriction used on those parcels. No public opposition was offered during the hearing. The rezoning recommendation carries stipulations intended to ensure any redevelopment meets engineering and environmental standards.
