The Riverton Planning Commission approved a conditional use permit for Far West Environmental (PLZ 24‑2044) to operate an administrative environmental testing office at 12166 South Redwood Road.
Staff told the commission the business will occupy existing commercial space in the CN zone and that the applicant clarified in email that no sampling, material testing or onsite storage of test materials will occur there. Tests and sampling would be taken to a third‑party testing facility elsewhere. Staff recommended approval with three conditions: no exterior modifications to the existing building, no outside storage except for one work truck, and no material testing on site.
The staff presentation noted the property is surrounded by other commercial uses with an eight‑foot wall around the site and that the proposed office was not expected to generate additional impacts. The applicant, Don Sensing, was not present at the hearing but submitted the clarifying email noted in the staff report.
Commissioner Cannon moved approval with the three staff conditions; Commissioner Clough seconded. The motion passed on a voice vote with no recorded opposition.
Staff advised the commission that any future change in the proposed use — such as bringing testing materials or performing testing at the site — would alter the use category and require a new review. No written public objections were received in advance of the hearing.
