The Nassau County Planning and Zoning Board set a workshop on Jan. 21, 2025, at 5 p.m. to review the proposed Timber to Tides design overlay, with the board’s regular meeting scheduled to follow at 6 p.m.
Staff described the session as a workshop intended to present high-level land-development-code changes and gather public and board input. County counsel advised that the workshop is a legislative-level discussion (no final action will be taken during the workshop). Counsel reminded members that, while the sunshine law prevents private, peer-to-peer deliberations outside the public meeting, board members may discuss the proposal with one another during the workshop in front of the public. If the code proposals are later applied to a specific rezoning or permit, the matter would shift to a quasi-judicial review at that later stage.
Board members asked whether the one-hour workshop would include a presentation and time for discussion; staff indicated the meeting could be extended or additional workshops scheduled if the board required more time. Staff also said draft code edits to streamline development-review processes are under way and will be brought forward in a future meeting for the board’s consideration.
The workshop was scheduled by consensus at the Jan. 7 meeting; no public hearing or vote took place on the policy content at that time.
