Granbury council backs tax-credit senior housing proposal at 1300 North Meadows Drive

On Jan. 7, 2025, the Granbury City Council voted 6-0 to adopt Resolution No. 25-1, evidencing city support for a developer’s application for Low-Income Housing Tax Credits for a proposed senior housing project at 1300 North Meadows Drive.
City staff said the resolution is required as part of the tax-credit application package. Sandy Watson, the developer who has worked on prior projects in the area, told the council the proposal would be “approximately 60 units, give or take a few, catered to elderly that would be 62 and above.” Watson said the potential site is already zoned multifamily and that previous projects by the same developer are near medical facilities; she noted the award process covers a 16-county region and only one project in that region will receive an allocation.
Watson also said the construction timetable is limited after an award: “It’s a 6 month turnaround once the award is given,” she told the council. City staff confirmed the city manager is authorized to sign the resolution and one speaker asked that the signed resolution be emailed to the developer.
A council member moved to adopt Resolution No. 25-1; the motion was seconded by Councilmember Mister Rodriguez. The motion passed 6-0. Council discussion on the item was brief and no written public opposition was reported at the hearing.
The developer said she has pursued similar awards previously and described this as her third attempt in the region. Staff noted the project is being positioned to serve residents aged 62 and older and that, if awarded, the developer would have a limited period to commence the project under program timelines.
