Granbury council approves rezoning at Loop 567 and Pearl Street

On Jan. 7, 2025, the Granbury City Council voted 6-0 to approve a rezoning request that changes roughly 0.7 acres at the hard corner of Loop 567 and Pearl Street from multifamily to light commercial.

City staff said the change would allow office-style development at a site that is currently undeveloped and that the proposal aligns with the city’s future land use map. Carol Walley, the city’s director of community development, told the council the planning and zoning commission recommended approval by a 6-0 vote and that staff found the change would not adversely affect schools, streets or water supply.

Walley said the site is unplatted and subject to a moratorium agreement and noted that utility lines reach the property but would require meters. She said staff provided notice to property owners within 200 feet and published a notice in the newspaper; staff reported no written objections, though a property owner raised concerns at the planning and zoning hearing. Ken Dees, an engineer with Chalk Mountain Engineering who identified himself at the council public hearing, said he represents the project team.

Councilmember Mister O'Deaert moved to approve the rezoning; Councilmember Mister Corrigan seconded. The motion passed 6-0 with all council members voting in favor.

The item was presented as a standard rezoning (not a planned development) and staff described the request as a modest increase in the city’s supply of commercial land consistent with the comp plan. A plat for the site was noted to be under review. No other public speakers registered opposition during the council hearing.
