The League City commission voted to recommend approval of a special use permit, SUP21-003, for reconstruction of a U-Haul self-storage facility at 25100 West Main Street during a brief public hearing held at the commission meeting.
Staff said the application is required because of the Landing Boulevard extension and the associated land conveyance. The proposed redevelopment would demolish existing single-story storage buildings, offices and covered parking on the west side of Landing Boulevard and replace them with two multistory storage buildings totaling about 140,000 square feet of gross floor area; the site area is roughly 19.4 acres and is zoned CG (general commercial). Staff recommended approval subject to seven conditions and reported no written support or opposition after mailing 42 notices to property owners within 200 feet.
City planning staff noted the current site includes about 71,000 square feet of self-storage in multiple single-story buildings, roughly 10,000 square feet of office space and eight covered parking/RV spaces. The applicant confirmed that rental trucks are already on the property and will remain. Staff also said the redevelopment includes enhanced landscaping along Landing Boulevard and that a prior land-swap to provide access to Myrtle Park has been completed so access will not go through the Oaks of Clear Creek subdivision.
Commission members asked whether the Landing Boulevard extension depended on the SUP (staff said the land conveyance is already complete) and whether truck rentals were covered by this permit (staff said the storage and rental-truck use would be considered the same use for zoning purposes and therefore covered). There were no members of the public signed up to speak during the hearing.
Ruth Morrison moved to approve the special use permit application SUP21-003 “as recommended by the city with the 7 requirements or specifications conditions.” An unnamed commissioner seconded. The commission called the question by voice vote; the chair stated the motion carried. The commission did not record a roll-call vote on the transcript.
The recommendation will go to the City Council for final action under the city’s land-use review process.
