The Saratoga Springs City Council on Feb. 4 unanimously approved the site plan for Saratoga Town Centre Lot 305, a regional commercial building at the northwest corner of Crossroads Boulevard and Commerce Drive.
The applicant, Austin Cooper of JDH Development, presented a site plan, landscape plan and architecture that staff said comply with the city code. The proposed building is about 45,000 square feet; the tenant seeking the largest space is a gymnastics studio that expects to occupy roughly 25,000 square feet. Council members praised the applicant for providing more parking than minimum requirements, which council members said will help with drop-off and customer turnover typical of gymnastics operations.
Council members and the applicant discussed tenant flexibility: the developer said the building contains 10 units and the initial tenant lease covers six units; if the gymnastics tenant later departs, the remaining shell could be subdivided and leased to multiple tenants.
The site plan was approved with the standard staff findings and conditions. The council’s unanimous approval clears the way for the developer to proceed to building permit steps and coordinate with the city on inspections and addressing the checklist items noted by staff.
Council members encouraged timely construction; the applicant said the tenant hoped to occupy space by August and that the developer is coordinating with billing and permit staff.
No variances were noted in the discussion; staff indicated inspection items (such as building address) will be checked during permit inspections.
