Design Review Board approves minor modifications at 935 Baja Street

The Laguna Beach Design Review Board on May 22 voted 5-0 to approve Design Review 25-0842 and Coastal Development Permit 25-0841 for modifications to a previously approved single-family residence and accessory dwelling unit at 935 Baja Street.
Board members said staff and the applicant presented the project as minor modifications to a prior approval and said neighborhood letters were supportive. The project scope included lower-level additions, a reduction in the number of parking spaces, relocation of doors and windows, a revised pool shape and associated landscaping.
Staff summarized the application as modifications to a prior approval and reported only letters in support. Applicant representative Jim Conrad said he met with neighbors, that landscaping changes were limited to fit a new pool shape and that no additional trees would be added to block views. Board members said the changes met design review criteria and coastal-permit guidelines.
Board member Jerry Bauta made the motion to approve the design review and coastal permit; the motion was seconded and passed in a roll-call vote of 5-0. The board noted that the decision could be appealed by the applicant or a resident within 300 feet within 14 days of the action.
The board did not require additional conditions beyond the findings supporting the design review and coastal development permit. The applicant may proceed to building permits and other required administrative steps.
The board recorded the motion and roll call on the record. The approval was unanimous.
