The Oconee County Board of Commissioners voted to sell an abandoned county right-of-way along Hodges Mill Road to WC Land Holdings LLC for $150,000, with a 30-day closing, during Tuesday’s meeting.
A county presenter described the statutory basis for disposing of county right-of-way when property cannot be developed except by adjoining owners. The presenter said the parcel was appraised at $115,000 and that the contract before the board proposes selling the abandoned right-of-way for $150,000 to WC Land Holdings LLC with a 30-day closing. "The property was appraised at a hundred and $15,000. It's the abandoned right of way of Hodgesville Bridal, where it's relocated when Marsh Hill Road was put in the board abandoned I think in October. And we have a contract before you tonight to sell that for $150,000 to WC Land Holdings LLC to 30 day closing," the presenter said.
The presenter said two provisions are important in the contract: existing utility easements will be maintained but the purchaser has the right to relocate those easements at the purchaser’s expense subject to county rules and oversight; and that there are two adjoining landowners (owned by the same parties) and one company will waive its right to allow WC Land Holdings to take the lead interest in closing. The presenter added that the property will receive the zoning that applies to the parcels it adjoins.
Commissioners asked questions; staff noted the contract provides a roadmap to closing. Commissioners moved and seconded approval; the motion carried on a voice vote.
