Malecamp lodge: commissioners authorize limited ductwork and give go-ahead for repairs after water damage; insurance handling will drive contractor selection

Gideon Dixon, president of the Malecamp board, and Greg Sump, the board’s secretary/treasurer, told the commission that a fitting had failed and caused interior flooding to the south end of the lodge. The county’s insurer and disaster mitigation vendor (Servpro) completed mitigation work (removal of wet materials and drying) and the insurance company will manage the larger reconstruction contract. Commissioners were told the county’s $25,000 deductible applies; the insurer is covering the balance and has lined up contractors.
Dixon and board members asked whether the county would need to bid reconstruction work; commissioners and staff said that, because the insurance company selected Servpro and is funding the bulk of the work, the county does not need to run its public bid process for that immediate remediation under the insurance contract. The county agreed that the insurer should pay contractors directly for covered work; the county’s $25,000 deductible remains the county’s responsibility.
Malecamp requested permission to run ductwork and prepare for a future forced-air furnace while walls and ceilings are open. Commissioners approved a motion authorizing the Malecamp board to proceed with installation of ductwork up to a $7,505 threshold without further county advertisement; if bids exceed that threshold, the board should notify county staff for additional steps. The board also discussed the potential to use funds to make the facility heat-capable year-round and the prospect of seeking outside grants or other funding for larger upgrades.
Commissioners separately authorized White’s Construction to saw the deteriorated front ramp 3 inches from the building and dismantle it, after staff described the ramp as structurally compromised and difficult to remove incrementally. The board gave the contractor authority to proceed with care to minimize damage to the façade.
Why it matters: Malecamp provides seasonal programming and lodging; losing the summer season would harm revenue and program partners. The board balanced the competing priorities of following county procurement rules and allowing insurer-directed repairs to proceed quickly to limit service loss.
What’s next: Servpro and the insurer will continue to coordinate repairs; the Malecamp board will seek and present ductwork bids to staff if costs exceed the $7,505 threshold; commissioners said they will monitor progress and possible grant avenues for furnace installation.
