Planning commission backs rezoning for 300,000 sq ft tire distribution center near I‑75

The Marion County Planning & Zoning Commission recommended approval of a rezoning request to allow construction of a nearly 300,000-square-foot tire distribution and logistics facility on a roughly 36-acre site west of Interstate 75.
Kenneth Odom of Growth Services presented the application and said staff recommended rezoning to M-2 (heavy industrial) because the applicant intends exterior storage-type uses that M-2 accommodates; the applicant indicated the actual operation will be an interior distribution facility with racking and bays. Odom noted the area already contains a mix of M-1/M-2 and commerce district uses and that a single written opposition was received from a property owner in Longwood.
Emerson Marshall, representing Gateway Properties, described the building as a tilt-wall, roughly 300,000-square-foot structure intended for tire distribution. Company operations representative Wesley Hayes told the commission an initial employment level would likely be “80 to a hundred jobs added, here, fairly quickly.” Staff and the applicant said the site would be developed with interior storage and distribution systems; the rezoning was recommended to the Board of County Commissioners.
